DeGolian Realty 2021 Highlights

WOW… The start of another year already – oh how time flies! 2021 has been a wonderful year for our Brokerage as we took on the challenge of organizing The Vince Rossetti Charity Golf Classic – a tournament close to our hearts, partnered with Adwerx to provide Digital Marketing for our agents and listings, and launched our monthly blog and Newsletter – The Local. 

We are incredibly grateful for your business and friendship over the years. It is due to your continuous support that we managed to achieve our most successful year yet! We sold 209 homes – helped homeowners sell 94 homes and represented buyers on 115, and did over $95 million in total sales volume last year, all while making sure our clients land in the home of their dreams. 

 

DEGOLIAN REALTY 2021 LISTING HIGHLIGHTS:

Listings have been few and far between this year, with the market staying shifted towards the sellers for the entire year. It has been no secret that the vast majority of homes have been under contract quicker than you can blink and more often than not for list price or higher! Fayette County’s statistics show an average list to sales price ratio of 99.6% which is notoriously high. Our agents have managed to secure our sellers a list to sales price average of 101.9% – meaning most of the time our sellers are achieving higher than the list price and putting more money in their pockets! Here are just a few of our listing highlights from this past year.

Starting out the year with this beautiful sold listing where we were fortunate enough to represent the buyers as well. A true holiday season purchase, this house began it’s listing life right around Thanksgiving with the sale closing in the beginning of January after only 17 days on the market. Which, at that point during the winter of 2020-2021 was a lot less than the 34 day average recorded in January of 2021. We are delighted for these buyers as they are able to enjoy a truly one of a kind floor plan in Cedarcroft with a highly sought after side entry garage!

 

Situated in a quiet cul-de-sac in the highly sought after Smokerise subdivision, this executive home only stayed on the market for 11 days. This luxurious dwelling is an entertainer’s dream as it boasts an open floor plan, finished terrace level and newly lined pool with pebble-tec spa. Our sellers, along with the house, deserved nothing but the best and that is what we helped them achieve. We closed in March for $842,000 – $25,000 OVER asking price!

This large chef’s kitchen features stunning marble countertops, chef quality appliances, bonus wine refrigerator and spacious walk in pantry. Going on the market in the middle of February, this show stopping home lasted only 4 days before being snatched up. Originally listed for under a million, Laura Wheeler managed to net an extra $56,000 for her clients, selling the home for $1,045,000!

 

Nestled on over 11 acres, this incredible home has been immaculately maintained by Julie & Dana’s client who was the original owner, making this a bitter sweet sale for all. This wonderfully kept family home featured stunning hardwood flooring throughout, cozy keeping room with a brick fireplace for winters complimented by an open plan living space to enjoy expansive undisturbed Summer views over 10+ acres. Needless to say this opportunity only stayed on the market for 2 days, fetching $41,000 over asking and selling for $510,000

 

Located in the North End of Peachtree City, this gorgeous open plan family home ticked a ton of boxes with a master on main, 3 car garage, large kitchen and inviting vaulted living room, finished terrace level – the list goes on! Needless to say this was a highly sought after property and spent only 3 days on market, with another one of our teams, Julie Britt & Dana Walter, bringing the buyer and making this a DeGolian deal on both ends. With Mary Beth & Shelli netting their clients an extra $51,000, and Julie & Dana winning their buyers the home of their dreams this truly was a WIN WIN!

This past year has been a particularly tough one for buyers as they’ve often found themselves competing against 10+ other offers on homes, placing bids way above asking, relinquishing financing and appraisal contingencies, and bringing far more cash to the table than ever before! With that being said, our wonderful agents have worked tirelessly to present offers in the best light possible, sharing experiences and helping each other to make sure our buyers become the chosen ones without over paying. How do we know this? Our Brokerage List to Sales price ratio on the buyside of deals is 97.76% – which means our agents are managing to close deals BELOW the list price when the rest of the market is vastly above! We are SO proud of our agents and extremely happy for their clients who have ultimately managed to save money whilst still finding their dream home.
